Your new studio was originally bought in 2008 for E34,560 (declared at real price) excluding legal costs, prelim costs and all the usual agency commissions which brings the original purchase price to just under E40,000.

You may make an income by renting your studio privately or enlisting the services of Marina Cape management.
A guaranteed rental and buy back option is available in several variants. Our recommended options follow:
Guaranteed 5% rental income based on your purchase price over six years. At the end of the six years Marina Cape will purchase the apartment back from you (if you wish to sell) for the exact (100%) purchase price you paid.
Guaranteed 7% rental income based on your purchase price over six years. At the end of the six years Marina Cape will purchase the apartment back from you (if you wish to sell) for the 80% of the purchase price you paid.
Guaranteed season rental is from May 1 to Sep 30. Should there be a quiet season you are still guaranteed the income with these two options. When using either option you do not need to pay the annual maintenance fee.

Note from Investment Link: On occasion Guaranteed Rent offers can be a simple scam in the less reputable complexes. The buyer simply pays a couple of thousand Euros too much when they buy the apartment at the start. They are then paid back their own money in stages as “rent”.
However, Marina Cape is amongst the most reputable complexes in the country and the offer is genuine simply due to the fact that the purchase price is irrelevant. Whatever you pay is whatever your rent income is based upon and whatever you take back if you wish to sell again in six years.
The options present a good investment and income. You own a holiday apartment for your use, receive an income and then a full refund after the six years. In simple terms, that is a great offer!
You may boost your rental incomes by having them paid into a deposit account, currently offering up to 7% interest in Bulgaria. That would make rental revenue 12% on option A and 14% on option B. No UK bank can come remotely close to beating this!
Please note you are the freehold owner and there is no requirement whatsoever to rent out. You can holiday here or live here year round how you please and you are free to sell the apartment at any time you wish, to who you wish at a price set by you.
